The shape of our buildings has lifelong effects on affordability, comfort, health, and community development. We need a wholistic approach to massing.
Single-loaded open-air corridors help improve access to light and natural ventilation while reducing the energy needed for mechanical conditioning.
Carved massing maximizes light in the courtyard, making it comfortable for year-round community programming.
Prefabricated hybrid-timber systems reduce on-site disruption and lifelong cost of maintenance. Decoupled corridors and terraces improve building performance while providing infrastructure for landscaping.
A biodiverse selection of plantlife creates comfortable microclimates by mitigating wind and sun while passively managing on-site stormwater.
Retail : Serving The Community
A playground or a basketball court will support the community along the north side of the site, with an existing driveway eliminated along Greylawn Crescent to provide a quieter and safer space for public programing. Additional outdoor space is reserved along the south of the site to support retail spill-outs and other public activations. Service-based retailers will be carefully selected based on how well they serve the residents and the neighborhood.
Flexible Demising Options
We are pursuing service based retail that serves the needs of the entire neighbourhood. The ground floor accommodates large spill-outs on the north and south and flexible interior layouts that support tenants with actively programmed outdoor spaces (e.g. daycares).

A flexible ground floor retail approach
Rather than designing one single façade arrangement, we take a flexible approach. The façade is framed in 6-meter intervals in order to consider the different retail demising arrangements.
Multiple storefront configurations
Each component connects to the base frame and they can be added or removed in order to create different experiences

ContactThe building contributes to a vibrant community with curated service based retail and community public space, shown here as a basketball court. The frontage along Victoria Park is transformed with biodiversity that frames the sidewalk, supplying shade and greenery for pedestrians.

Lifecycle costing is a method of assessing the costs that occur throughout a building’s lifespan, from construction, through use and maintenance, to end-of-life. In so doing, it provides a more robust insight into long-term value, compared to calculations that focus on immediate return on invested capital. In construction, it enables design options to be compared from a lifetime perspective to reduce overall costs.
