The following chapters describe a proposed mixed use purpose built rental apartment building for the site at 1925 Victoria Park,Toronto. This design represents the highest standards of sustainability recognized by the City of Toronto, reaching TGS Tier 4 standards.

This project was conceived as a prototype to demonstrate the viability of a new type of sustainable development. We welcome you to explore this website and learn about this exciting proposal.

Chapter 1

Form

The proposed mixed-use apartment for 1925 Victoria Park rises gradually from the east pulling with it greenery to Victoria Park to the west. The ground floor will host service-based retail, eg a daycare, that will serve the community and will feature an improved pedestrian experience. The building will be developed and operated by the current owner, who wants to see the site benefit the community into the future.

Chapter 2

a Neighbourhood

The proposed mixed-use apartment for 1925 Victoria Park seeks to replicate the qualities of a neighbourhood. From its naturalized central courtyard to single loaded open-air corridors (outdoor hallways), the building is designed for human activity and socializing.Critical to this, is creating outdoor space, within the building, that is comfortable all year and ensuring that plant life is integrated throughout.

Delivery

This project will be delivered as part of a new model of production, which more closely resembles manufacturing and assembly than traditional onsite construction. The result is much faster building and higher performance.
